What we’re solving for

Two needs in one house. A parent needs to live comfortably and safely on the main level; the rest of the household needs the upstairs bedrooms and flex space. Each community below is scored on both.

The main level

Single-level, step-free access

A first-floor bedroom with its own full bath — ideally a walk-in shower (not a tub), a walk-in closet, and no stairs to reach it. Marshall’s Landing confirms a plan with exactly this; several others offer a main-level bedroom + bath we’ll verify for a shower.

Upstairs & flex space

Room for everyone

Bedrooms upstairs plus flexible space that can serve as a home office, guest room, or flex room. We favor 4+ bedrooms, a dedicated office/study, and an open kitchen with a large island for cooking and hosting.

The practical fit

Budget, loan, location

Around $700K on a VA loan, a 2-car (or larger) garage, and roughly 25–30 minutes to DC without traffic. Anything at the top of budget or unconfirmed is flagged so there are no surprises at the sales center.

Two notes as you read this. First, this list intentionally focuses on builders other than Ryan Homes, per your preference. Second, on financing — the national builders here generally accept VA loans, and most run rate-buydown or closing-cost incentives through their in-house lender; we’ll confirm VA eligibility and any incentive on the specific home before you write an offer.
Worth asking about — a purpose-built in-law suite. Some builders offer a “home-within-a-home” multigenerational suite (a private bedroom, full bath, sitting area, sometimes a kitchenette and separate entrance) — Lennar calls theirs Next Gen. There isn’t an active detached Next Gen community in Bowie/Upper Marlboro right now (Lennar’s Beechtree singles here are sold out), but it’s the ideal layout for multigenerational living, so we’ll keep watching for a release and ask each builder about their version.
